Those who make their living building houses and developing land often times have a small profit margin and paying a full real estate agent fee often times puts the selling price out of the market.

As a result builders and developers are relegated to selling there houses and lots without the benefit of a real estate agent. Very soon they discover that 80% of the buyers in today’s market are coming from the Realtor controlled Multiple Listing Service.

Here is how it works. A $400,000 home listed with a real estate agent probably has a listing fee of 6%. That’s $24,000. The “Listing Agent” usually keeps 55% and the “Selling Agent” gets 45% when the property sells.

Chances are the Selling Agent did the majority of the work and chances are the Buyer came to that agent through the Multiple Listing Service, Realtor.com or the agent’s own web site displaying all MLS listings.

Under the listing plan we have devoloped the seller may still find his own buyer without cutting out any of the major services to the Seller.

The Seller will get their property listed on the MLS, Realtor.com and all major real estate agents personal web sites (with IDX offered by the MLS). A COLT For Sale sign will be displayed on the subject property, the Seller will get the protection of a Broker with 35 years of experience AND if the Seller finds a Buyer themselves the total fee paid at closing will reduced.
